Drawing Process

Our Process

 Step 1: Initial Meeting (No Cost)

  • Discussion with client about the project’s size and specifics. We validate the client’s desires and needs.

  • Review client’s sketches, plot plans (if applicable), photos, details, and area development requirements in order to gather sufficient information to begin with the design.

  • Review client’s proposed location for suitability, setbacks, views, grading, and limitations.

  • Discuss exterior styling, finishes, materials, windows, doors, and features.

  • Discuss timeline requirements and proposed schedule. Then a work order is completed and signed by the client. At this time, an initial deposit is required to proceed to the preliminary design stage at the rate set in the fee structure.

Step 2: Preliminary Design Stage (Cost)

THE DRAFTER AT FRAME-ALL CREATES THE PRELIMINARY FLOOR PLANS DESCRIBING THE LAYOUT, SIZE, FEATURES, WINDOW AND DOOR LOCATIONS AND SIZES.

  • The drawings are sent to the client for review and comments.

  • A second meeting is usually advised in FRAME-ALL office to discuss the proposed revisions.

  • If this is not feasible, then the client would email us the “clearly marked up” drawings along with a detailed description of the proposed revisions.

  • Up to 2 more revision stages are included at no extra charge.

Once the preliminary design is approved, the drawings go to the working drawing stage. An additional payment is required at this stage to proceed with the working drawings.

Working Drawing Stage (Cost)

  • FRAME-ALL team creates the working drawings, then send them to the client for review.

  • Client then carefully reviews the drawings. Minor (non-structural) changes may be made at no additional cost.

  • Major (as well as structural) changes will be subject to additional fees based on our fee structure.

Working Drawing Approval

  • The drawings have been reviewed and approved for release for construction.

  • FRAME-ALL team makes the necessary copies (some charges may apply) and PDF files.

  • Client would then make arrangements to pick up drawings and make final payment on the balance owing if additional fees were applicable.

  • FRAME-ALL team are ready to provide you with a quote for framing your building.

Permit Stage (Client's Responsibility)

  • Additional information is required to obtain a building permit beyond the “Working Drawings”.

  • Plans to be sent to structural engineer for review and site specific engineering.

  • Plans sent to truss company for roof truss engineering, floor truss engineering, engineering of beams, teleposts & concrete pad sizing.

  • Final plot plan with house location and final grading
